You’ve heard about 40B developments that come with a certain percent of their units set aside for below-market rates.

What about developments where all the units are priced lower than normal?

On Tuesday, Nov. 19, at 7 p.m., the local housing advocacy nonprofit Newton for Everyone will host a discussion with Newton resident Jacob Korb, an executive with Capstone Communities, who has built such projects in several communities across Massachusetts, including Cambridge, Somerville and Easton.

“In this presentation, Jason will explain the costs, considerations, and risks involved in this kind of development and offer suggestions for how Newton could become more welcoming to 100% affordable housing,” a Newton for Everyone press statement reads.

Korb is a director of Citizens Housing and Planning Association and a Newton Affordable Housing Trust trustee.

A 100 percent affordable housing overlay only requires a zoning change if it comes with higher density than typically allowed on a particular lot.
